CRREM Anlaysis
Purpose of this module
The CRREM module within NZC Portal is designed to support landlords, asset managers, and investment funds in assessing and monitoring transition risk across property portfolios using Carbon Risk Real Estate Monitor (CRREM) pathways.
The module enables structured, repeatable analysis of asset-level carbon performance against science-based decarbonisation pathways to support investment, asset management, and disclosure decisions.
What this module supports
This module enables users to:
- Assess asset and portfolio alignment against CRREM pathways
- Identify buildings at risk of misalignment or stranding
- Monitor transition risk over time using verified performance data
- Support investor, lender, and governance reporting with consistent CRREM metrics
CRREM analysis is applied across existing buildings and portfolios, not as a one-off exercise.
Key inputs
The module typically draws on:
- Energy and carbon performance data at building level
- Asset characteristics including size, use type, and location
- EPC and MEES data to support performance context
- CRREM pathway configuration aligned to asset type and geography
Inputs are drawn from core NZC Portal data to ensure consistency and traceability.
Key outputs
The module produces clear, decision-ready outputs, including:
- Asset-level CRREM alignment and risk indicators
- Portfolio summaries of transition risk exposure
- Identification of assets at risk of future non-alignment
- Structured outputs suitable for investor, lender, and internal reporting
- Evidence packs supporting due diligence and assurance
Outputs can be viewed at building, site, or portfolio level.
How this module is used in practice
Typical use cases include:
- Assessing transition risk across property portfolios
- Informing asset management and capital planning decisions
- Supporting acquisition, disposal, and refinancing activity
- Providing CRREM-aligned inputs to investor and climate disclosures
How this module fits within NZC Portal
The CRREM module integrates directly with carbon reporting, EPC & MEES compliance, NZC Building Standard assessment, and valuation modules within NZC Portal.
This ensures:
- A single source of truth for asset performance data
- Consistent treatment of transition risk across reporting outputs
- Clear traceability between CRREM analysis and wider portfolio strategy
